Transit-Oriented Development (TOD) has become a cornerstone in urban planning, promoting inclusive growth and sustainable urban environments. This approach focuses on creating compact, walkable, pedestrian-oriented, mixed-use communities centered around high-quality public transport. According to recent studies, TOD not only reduces traffic congestion and pollution but also enhances community connectivity and economic vitality. For design firms like DEHE Architecture, the challenge is to balance the high-density requirements of TOD with the need to create green, livable spaces. One strategy is to incorporate green roofs and vertical gardens, which can mitigate the heat island effect and provide residents with access to nature. Another is to design multifunctional public spaces that serve as social hubs, encouraging interaction and community engagement. Additionally, integrating adaptive reuse principles can help preserve historical and cultural elements, making the development more meaningful to the local population. DEHE's recent project in Tokyo, the Minato Mirai 21 district, exemplifies these strategies. The project aims to transform an industrial area into a vibrant, sustainable community with a strong focus on public transport connectivity and green infrastructure.
